Deworming Your Dog – Step By Step Procedure

ALL puppies will have intestinal worms during their lifetime. Deworming your dog or puppy is highly recommended to get rid of those parasites even though many resources we have talked to vary in their overall deworming schedule time.

Because of this one small fact it is very true that ALL puppies should be dewormed starting at about three to four weeks of age with treatments repeating about every 2 weeks again at 4, 6, and 8 weeks of age. It is also a good idea to continue the deworming process on the puppy afterwards at least once per month until the puppy is at least 6 months old.

* Begin treatment at 2 weeks of age; repeat again at 4, 6, and 8 weeks of age. For a puppy that is at increased risk,such as an abandoned puppy, also treat the puppy at 10 and 12 weeks of age, and then monthly until the puppy is at least 6 months old. Afterward, use a heart worm preventive medication that is also effective against roundworms and hookworms as prescribed by your vet.

* Treat her concurrently with the puppies.

* Assuming the dog is in good health, worm them immediately, after 2 weeks have passed, and then follow all recommendations listed above.

Deworming Adult Dogs

* Treat these dogs regularly for preventive reasons. Monitor and eliminate any kind of parasites in your pet’s environment.

Later on, as the puppy matures, it is a very good idea to put the puppy on a heartworm preventive medication that is also effective in treating hookworms, roundworms and other types of worms.

Just so you’ll know, infected puppies will shed roundworm and hookworm larvae continuously in their feces. Later on, if the puppy happens to dig or play around in the same area where they pooped previously, they will then reinfect themselves. It is very good to know that roundworms and hookworms can be treated easily enough with a good quality overall dewormer.

If your puppy or dog lives in an area where exposure to various kinds of worms is very high it is a good idea to deworm your dog or puppy every three to six months throughout it’s life just because. Also, it is important if your dog eats poop from ANY kind of any animal that it should also be treated for hookworms, roundworms and tapeworms as often as every three months.

There are many other kinds of worms that your dog may become infected with such as whip worms and the like. To know exactly what kind of worm infestation your dog or puppy has, you will need to take your pet (or at least a stool sample from it) to the vet for a fecal exam.

World wide recession caused by the mortgage melt-down. Is inflation far behind?

What their ratings were based on was simply that nobody thought real estate would go down again. They were just going to keep going up forever, doesn’t really matter if you call it AAA or BBB. Isn’t going to matter if the note never get’s called.

We certainly saw that for years in the mortgage industry. We would refinances somebody and a couple of years later they would call us up again and say hey my house went up $100,000 in value and I bought a car and a boat and my kids need to go to school and give me another hundred grand out of my property, and it just kept going up forever and ever and ever and as long as that was happening everything was just fine. But then as we know everything just stopped.

There’s only so much leverage that could exist out there and that is why the stop started if you will. Because as that leverage continued to balloon; how much more leverage can a Wall Street firm or a bank take on to buy up more mortgage backed securities? Oh I know we’ll carve out these tranches and we’ll sell them off overseas. So that is where it ballooned, how wide reaching and impactful has it been?

Well we see it now it’s a global recession. It’s not a US recession for that reason. And that is starting to clean itself up, not only by the Fed aggressively here at home, by working with other developed nations around the world with their equivalents of the Fed in those countries they are doing the same thing. They are acting aggressively and that’s great for the short-term but that is like putting a band-aid on a carotid artery that has been severed, it doesn’t work. That is okay for today and tomorrow, long term there are bigger issues, bigger issues translate into inflation. Where I am going with this is the fact that right now with money being cheaper than it has been at any other time in the history of the United States.

That’s your motivation, if you’re looking for a loan, if you are looking to refinance a loan, if you’re looking for a loan modification, whatever your circumstances are, this is your opportunity. I am of the opinion that five years from now we’ll look back on this time period and say, my gosh look at all the mistakes the Fed made.

One of the things I want to go back to is something you said earlier about how all these mortgage derivatives were broken up and put back together. And most of them certainly many of them got bought by hedge funds. A lot of them got bought up by foreign governments and whatever around the world. One of the things about where that’s coming in is it’s causing a massive structural problem, especially in the mortgage industry when it comes to the servicing aspect and a loan modification aspect.

These hedge funds are now coming along, and they are suing the servicers because the servicers are doing what they had a right to do under the contract that they signed with the hedge fund in the first place which was to modify these loans. While the hedge funds are saying if you’re going to modify the loan we want all the money and the servicers or the bank or whatever is saying, no we’re not going to so now they are getting into a big fight and I have a feeling we’re going to see a lot of lawsuits, which is only going to hurt the American homeowner, because unfortunately it’s only going to delay a loan modification process.

But it’s also one more reason why you want to have an attorney on your side negotiating with the servicers, negotiating with the bank, maybe even negotiating with the hedge fund for all we know. But negotiating with somebody on your behalf, somebody with the legal power, negotiating for you so if they need to go after the bank for lack of standing, because maybe that’s what it takes to get their attention, go after them and prove they have a lack of standing and say, oh great now that I have your attention let’s do something to help the home owner.

Well, I want to point something out here because Brett, Dan, and I have talked about this many, many times, every single case that we have that is a loan modification case through Velocity Financial and through the debt alliance law firms that we use. Every one of these cases where the people tried to do this on their own, eventually they gave up, they were told No. One case that we were successful in a loan modification was a case where they were told No three separate times by his servicer. Three times, they told him No. I have this case documented, I know this person well. He was told No three separate times and we sicked the law firm on them and we got that loan modification that has actually relieved him of about $30,000 in interim monies…

Similarly, auto service businesses are frequently given unnecessary (and expensive) environmental reporting requirements. There are many “special purpose” properties such as funeral homes, campgrounds and churches that most traditional banks will not include in their business lending portfolio.

Strategy Number One for converting the rejected commercial real estate loan into an approved business loan: For most commercial borrowers, there are viable commercial mortgage options beyond traditional commercial lender choices.

There are action-oriented non-traditional commercial lenders that will offer commercial mortgage loans for most special purpose commercial property situations. The best business financing could be available only from a non-traditional lender when a traditional lender won’t provide the necessary commercial real estate loan.

Commercial Mortgage Rejections: (2) Tax Returns

Reason Number Two for business loan rejections: A loan underwriter finds an issue on tax returns that disqualifies a business borrower under the bank’s lending standards. This “issue” will often be inadequate net income, but when commercial loan underwriters analyze income tax returns, there can be a wide variety of other possibilities which produce the same disapproval.

Strategy Number Two for converting the rejected commercial real estate loan into an approved business loan: Commercial borrowers will never have this reason to worry about if they have applied for a “Stated Income” commercial mortgage loan. Very few traditional lenders use a Stated Income process (no income verification, no tax returns, no IRS Form 4506) for a commercial loan.

Business borrowers should look for lenders using Stated Income business loans. This approach, however, will not work for all commercial loans due to a prevailing maximum loan of $3 million for typical Stated Income commercial mortgage situations.

Commercial Mortgage Rejections: (3) Cash Out Limitations

Reason Number Three for commercial mortgage loan and business loan disapprovals: When a business attempts to refinance their commercial property loan and wants to get significant cash out, it is normal for a traditional bank to restrict what the funds are used for and to severely limit the amount of cash received. Even though the bank is willing to make the commercial loan, if they won’t provide the cash required by the commercial borrower, this is similar to rejecting the loan.

Strategy Number Three for converting the declined commercial mortgage into an approved commercial real estate loan: As mentioned above, there are other commercial lending options available. The commercial borrower’s mission (and it is not impossible at all) is to use a commercial real estate lender that will allow them to get much larger amounts of cash out of a commercial refinancing without restrictions on what they do with it.

Commercial Mortgage Rejections: (4) Collateral Required

Reason Number Four for business loan rejections: The bank will not approve a commercial mortgage loan without collateral, typically as a lien on the commercial borrower’s personal residence or other personal assets.

Strategy Number Four for converting the rejected commercial real estate loan into an approved business loan: Commercial mortgage borrowers should seek out business lenders that do not cross collateralize assets as a requirement for receiving a commercial loan. This will provide more options for the borrower and eliminate unnecessary and unwise connections between personal and commercial assets.

Commercial Mortgage Rejections: (5) Business Plan Requirements

Reason Number Five for commercial mortgage loan and business loan disapprovals: A bank’s loan officer determines that the business plan does not support the needed commercial loan.
